Park Ridge is a 120,000 sq. ft. mixed-use development in Park Ridge, NJ. As construction manager, our team oversees all day-to-day operations, including managing schedules, stakeholder relationships and subcontractors. Arc Building Partners entered into a lump-sum contract with the developers to build a new mixed-use building for the residents of Park Ridge and surrounding areas. When complete, this project will include 240 new luxury apartments, 19,000 sq. ft. of retail space, and a 5-story parking garage.

Construction began on this project in August 2018 under the oversight of Claremont Construction Companies. In June 2019, Arc Building Partners merged with Claremont Construction, and in turn, buying out each of Claremont's contracts. Throughout this merger, Arc Building Partners managed to make a seamless transition as construction manager, maintaining the project schedule as anticipated.

Throughout construction of the buildings, our team was able to solve several owner challenges. Despite design conflicts between the underground detention system, the parking garage and building foundations, our team mitigated the conflicts by proposing a redesign of the detention system piping and lowering footings. We also were able to assist in resolving framing and HVAC conflicts through redesigns.

Although there were also unforeseen circumstances due to the effects of the COVID-19 pandemic, our team was able to continue work under an Executive Order from New Jersey Governor Murphy. Additionally, our team managed to mitigate delays in schedule, despite labor shortages and other impacts from COVID-19. Though Park Ridge was scheduled to complete in late 2020, our team was able to re-work the existing schedule so that there were only slight delays. The Park Ridge project is now expected to commence in Q1 of 2021.

Arc Building Partners' experience in managing large projects through challenges and obstacles allowed for ease in reducing conflicts throughout the unusual circumstances of this project. In March of 2021, Park Ridge will be complete with swimming pools, finished luxury apartments, 30 affordable housing units, a parking garage and ground floor retail spaces.
