Recognizing the need for additional high-end residential housing in downtown Buffalo, 23 North, LLC developed plans for Nineteen North, a 39-unit, 4-story apartment building on North Street in Allentown. Situated near the Buffalo Niagara Medical Campus and the historic Allentown neighborhood, Nineteen North will serve the growing numbers of professionals who now live in—or are hoping to move to—downtown Buffalo.
23 North, LLC engaged Arc Building Partners to serve as construction manager on the project, which benefited from the Arc team’s experience in completing commercial developments that adhere to the standards of a historic neighborhood.
While the project was a new build, it is situated in the Allentown historic district. That means 23 North, LLC’s plans had to be approved by the Buffalo Preservation Board, which helps determine if new buildings will align with the character of historic districts. Understanding the significance of the neighborhood’s history, 23 North, LLC worked with HHL Architects to design a facility with a stone-and-brick exterior and characteristics reflective of its surroundings. The Preservation Board’s approval moved the project into its next phases.
With its 52,250 sq. ft. of space, Nineteen North offers 39 apartment units—24 two-bedroom units and 15 one-bedroom units. The apartments are a variety of sizes, ranging from 850 to 1,650 sq. ft. The building also provides covered and secure parking with 41 parking spots; tenants will have a security code to enter the garage, where they can park their cars under the building.
From the parking lot, residents enter the building’s ground floor through a marble-lined lobby that has elevators and stairs to get residents up to their apartments. The apartments themselves offer residents a luxurious experience, boasting ample upscale features, including granite countertops, hardwood flooring, custom kitchen cabinetry, custom ceramic bathroom, tiled showers with surrounding glass, stainless steel appliances, vented exhaust hoods, front-load washers and dryers, and refined wall finishes. With the high-end nature of the apartments, acoustical details exceeded normal standards to ensure reduced sound transmission from unit to unit. State-of-the-art building access technology also helps ensure a safe, secure environment.
Arc Building Partners worked diligently and carefully to meet the high standards that the developer’s target tenants expect in their residence. In addition to ensuring the completion of the high-end finishes, Arc’s team also executed the building’s essentials—pouring concrete, installing roofing and energy-efficient windows, insulating walls to preserve heating and cooling, and more.
